(Infants under 2 using a crib are not counted, however there is a $35 crib setup fee if requested)
Stays under 90 days require Orange County Occupancy Tax of 14% (subject to change)
* approximate - after 28 paid nights at $100/night, your next 4 nights are free, which brings the average daily rate down to $87.50/night if you stay the extra 4 free nights. After the 32nd night, the rate is $87.50/night.
** approximate - after 28 paid nights at $75/night, your next 2 nights are free, which brings the average daily rate down to $70/night if you stay the extra 2 free nights. After the 30th night, the rate is $70/night.
*** for May graduation, there is currently a 2-night minimum stay requirement. This rate only applies to 2 nights of your reservation. The regular price applies to any additional nights.
Daily rates include all utilities, local phone service, and satellite TV. Monthly rates do not include utilities, which are billed on a combined monthly statement (you do not need to hook up service in your name). In consideration for our future guests, we kindly require that you refrain from smoking inside the unit. In the unlikely event that you experience any problems upon movein, we ask that you contact us immediately so that we can rectify any problem. We are generally available 24 hours/day.
Policies and Charges
(a) If you have requested wireless internet access, you are responsible for ensuring that your computer can communicate with the router. Your computer requires the proper software and wireless modem card. You will be supplied the password in your confirmation. Our wireless internet service is extremely reliable, however we cannot guarantee that the wireless internet connection will work at all times, and your reservation may not be canceled if you cannot hook up to the wireless internet. We will not charge the $5/day for any days that the wireless service is unavailable, provided the problem is at our end and that you report the problem immediately.
(b) Cancellation policy: Please note that we are not a motel. We reserve a condominium specifically for you. Because of the limited number of condos available, we have found it necessary to institute the following cancellation charges:
If you cancel more than 28 days in advance, there is a $100 processing fee.
If you cancel with 15-28 days notice, you will be charged for the length of your stay, but not to exceed 7 nights. Half of the cancellation fee may be used as a credit towards a future stay within 1 year (stay must have a duration at least as long as your cancelled reservation).
If you cancel with 8-14 days notice, you will be charged for the length of your stay, but not to exceed 7 nights.
If you cancel with less than 8 days notice, you will be charged for the length of your stay, but not to exceed 14 nights.
(c) If you shorten the length of your reservation, you are responsible for the cost of the extra days you cancelled, but not to exceed the cost of the overall cancellation fee described above.
(d) Reservations for graduation weekend must be paid in full in advance and are non-refundable unless unit is re-rented, in which case your payment will be returned less a $100 processing fee.
(e) In the unlikely event that your unit should be rendered uninhabitable (fire or other event beyond our control), we can only refund the pro-rated rent for time unused. If there are any problems in your unit upon arrival, call (919) 933-5296 so that we can take immediate corrective action. There are instructions to reach us 24 hours/day if the situation is urgent.
(f) Please understand that our wifi and satellite TV system can be disrupted due to adverse weather conditions or other circumstances, and although every attempt will be made to get the system restored as soon as possible, we cannot guarantee that the system will be functional 100% of the time. DVD players are usually available for a small charge upon request.
(g) Any unit for which we determine that our non-smoking policy has been disregarded will be charged an additional minimum fee of $250.
(h) In order to keep our rates low, it is required that all doors and windows be closed when the air conditioning or heat is turned on. Failure to comply will result in an extra utility charge at management discretion. (If you smoke outside, please make sure door is closed behind you and make sure not to lock yourself out.) Additional charges made at management discretion for units left excessively dirty and/or damaged, failure to return keys, or other policy violations. You will be charged a minimum $35 fee if you fail to clean, dry, and put away all your dishes and cookware, as well as leaving the kitchen completely clean. Self-service Instructions for obtaining your keys will be sent with your confirmation details. Please bring these instructions with you as a $45 charge will be made if you need assistance in getting your keys.
(i) Our phones use VOIP and have an unusual dial tone. You will be supplied with two phones so that one can remain charged at all times. You will get best reception in the living room (bedroom for unit #1). Local calls and calls using area codes 800, 866, 877, or 888 are free. Long distance domestic calls may be made by dialing 1+area code + phone number. International calls are normally blocked but can be unblocked upon request. International rates can be supplied upon request, and are usually less expensive than calling cards. Directory assistance and other billable calls are also billed to guests. Please inform us well in advance prior to departure if you have or will be making toll calls. If your phone bill is paid prior to departure, domestic long distance is billed at 10 cents per minute. If you do not arrange to pay prior to departure, domestic long distance calls will be charged to your card at $1/minute.
(j) We are not responsible for personal belongings, valuables, or vehicles. Chapel Hill is a college town with infrequent crime. Nevertheless, each unit is equipped with a security system for your peace of mind.
(k) If you have a physical condition that makes it difficult to climb stairs, please be aware that all of our units have bedrooms on the second floor.
